2525 SE Lincoln St. - Renovation chronology
2006 - Purchased
Existing upgrade - company I bought it from “finished” the formerly unfinished attic space
Existing upgrade - they also did blown-in insulation from the exterior of the house. This was confirmed during the 2017 exterior house painting. Patched holes were clearly visible on the exterior of the home. Pics are available of this.
Existing upgrade - they replaced the roof before my purchase
2006 - ADT home security system installed, but currently inactive.
All wiring is cleanly run into the basement utility room.
Sensors are installed at the front and back doors, in the dining room (visual), entertainment room (sonic) and basement (visual).
2006 - Sewer party line disconnected and new PVC sewer line run
We discovered that the next-door neighbors sewer line was attached to my home’s line. They had to disconnect their line and run their own line to the cities line.
2006 - Yard improvements
3 Ginko’s planted on East side of the house through Friends of Trees
2 x Japanese maples planted
1 x Dogwood in the back yard
2006 - 2007 - Basement renovation/Recording studio project
Push out the back entrance of the house to offer better ceiling height for the stairs
Demo and pour a new steel rebar reinforced, level concrete slab floor in the basement

Features of the recording studio-build in the basement:
All walls are offset. No right angles in the space prevent standing waves.
Solid-core doors with magnetic seals at the bottom
Double-layers of sheetrock on walls and ceiling which greatly reduces sound transmission through the walls and ceiling
Both the ceiling and walls are heavily insulated for further sound dampening
PVC conduit was run from the closet space beneath the stairs to the main room for a cable pass-through, allowing the closet space to function as a machine-room, if wanted.
24-mic/lines run from the basement (DB-25 connections) to a XLR panel in the first floor dining room
Star-grounding electrical system installed for the new outlets in the basement for the studio
“a single point that connects analog and digital grounding planes so as to eliminate ground loops.”
New 2-Amp electrical panel installed
HVAC system overhauled with a new furnace, HVAC, Air-filtration system, heat pump, HVAC unit and updated ducting
Bamboo floors installed
Finished utility/laundry room created
A full bathroom is stubbed out behind the sheetrock walls in the basement - Shower, toilet, sink and ceiling fan
2010 - Upstairs updates:
Completely new sub-floor laid down
New laminate-hardwood floors installed
New Marvin double-hung windows
Finishing of the three crawl-spaces for storage
Insulation, sheetrock and 3/4” plywood floors installed
This created 3 large, clean spaces for storage and also stabilized temperatures in the upstairs of the house.
2011/12
Hunter Douglas honeycomb heat-absorbing shades installed upstairs on all windows and skylights
Greatly reduced temperatures upstairs in the summer months
2013 - Back-yard Landscaping Project
Grade of yard leveled and slanted away from the house for drainage
Old, existing driveway demo’d and incorporated into backyard space
The driveway’s sloped curb was maintained for a future driveway, if wanted
New concrete wall installed on North side of house
French drains installed for backyard downspouts
New pavers installed
New fence installed
Covered patio area
Small shed
Conduit run and electrical stubbed out to East and West side of fence
Never completed, but tubes are still present with pull cord.
2014 - Friends of Trees plants two new trees on South-side of house strip - Maples?
2015 - Front-yard Landscaping Project
Entire sloped yard redone.
3 new dogwoods planted
2015 - New washer/dryer installed
2017 - Exterior house re-painting
A complete lead abatement process was done
The house was scraped down to bare wood and freshly painted
2018 - Sidewalk/driveway curb concrete cleanup
2018 - Fence partially replaced and stained
2018 - Replaced entire front porch railing
2019 - Roof cleaned, gutters cleaned and treated with anti-moss growth chemical - MossBusters
2019 - New refrigerator installed
2020 - John’s Waterproofing service
New battery installed and WaterGuard system serviced
System is working as expected
2020 - Interior walls and ceilings repainted by Abalone Paint
2020 - Main level floors refinished
